Location: LondonFacilities management software specialist Service Works Global has confirmed that its involvement at this year’s FM Expo (Earl’s Court 2, 12-14 October) will be a departure from the traditional approach of many of its competitors.
‘Typically software providers have focussed on the features of products at the expense of how they are actually used,’ commented Service Works Managing Director Gary Watkins. ‘Our approach this year will be to look at how those features are applied in practice and to explain the benefits that can accrue when organisations see our products as a strategic facilities management tool.’
Exhibiting on stand B25, Service Works will be demonstrating the full scope of modern Computer Aided Facilities Management (CAFM) applications including:
· How technological advances and the evolving functionality of CAFM systems can benefit organisations including the advantages of integrating CAFM systems with contemporary wireless technology and handheld devices.
· How CAFM applications such as Service Works’ flagship QFM product can be used to meet emerging legal requirements such as obligations for removing and managing asbestos.
· The integration of CAFM systems alongside space planning systems to ensure that space is used effectively.
· How CAFM can be used as a room booking application to ensure that meeting rooms and other public spaces are used at an optimum level. This will include a demonstration of electronic signage linked by the web to QFM’s room booking software.

The UK commercial real estate market has already seen significant changes and greater choice in the structure of lease contracts of real estate assets held within investment portfolios and there may be more to come. Pressure for further change may come from the market but also from legislation, in particular the pressure exemplified by the ODPM consultation document "Commercial Property Leases: options for deterring or outlawing the use of upward only rent review clauses". These changes may have significant structural implications for investment in UK commercial real estate markets. Values will certainly be affected: yields and rents will move. And the cash flows delivered by lease contracts will be different. This lecture will present, among other evidence, the results of an IPF research project investigating the effects of changing lease structures on the investment performance of real estate portfolios. It will suggest what effect can be expected in the light of future changes and will review the IPF response to the ODPM consultation.
