Fisher Hargreaves Proctor - Mixed-Use Sale - Midlands
Date: 28 Mar 2008
The sale of premises known as F1 and F2 Southglade Business Park to Sensory Dimensions Limited has just been completed. Acting on behalf of a private investor FHP negotiated a sale price of £295,000 for the building which extends to 4,050ft² over two floors which provides an even mixture of refurbished office and warehousing accommodation.
The premises had initially been let to Ian Williams Building Services and FHP have been instructed to act on the outstanding dilapidations which resulted in a large amount of refurbishment works being carried out within the premises. Through marketing the premises prior to the end of the lease the sale completed only one week after the lease to Ian Williams finished ensuring that there was good continuity of income for our client.
The acquisition of this property is the first midlands base for Sensory Dimensions and allows them to expand their operation North from it's Reading base. Tracey Hollowood of Sensory Dimensions commented:-
"This is an excellent opportunity to expand our operation and develop our range of Sensory Evaluation and Consumer research services, in future we can provide easier access and support to clients in the Midlands and further north.
I contacted over 30 agents in our search for the perfect property, however, it was FHP who emerged as the most proactive and energetic with their support. The Bulwell site has proven to be a real gem, its central location within a residential area and proximity to a Large Supermarket make it ideal for our purposes as we are hoping to recruit several thousand people from the local area to participate in consumer tests.
The refurbishment works have saved us so much time and allowed me to move in immediately. The purchase process was remarkably smooth and painless; this was in no small part due to the professionalism of FHP, their level of communication was excellent.".
Alastair Fearn of FHP added:-
"To be able to agree a sale for our clients so quickly after the lease expired is particularly satisfying. The refurbishment works that were carried out as part of the dilapidations were crucial in this sale and allowed Sensory Dimensions to see the property in its best light rather than after 10 years of wear and tear.
The sale was also completed with limited marketing carried out which illustrates both the strength of the market and FHP's position within it".
