Town Centre Securities - Offices Letting - Manchester, Lancashire
Date: 13 May 2008
Two more tenants have been secured at the listed Carvers Warehouse office building within Town Centre Securities' £250M Piccadilly Basin development. Arca Architects has taken 2,000sq ft on a two year lease at £20 per sq ft, with creative agency four23 occupying a further 1,500sq ft on a five year lease at £18 per sq ft.
Carvers Warehouse, which has undergone a sensitive conversion and restoration to incorporate 5 floors of environmentally sustainable office accommodation into the listed building, has proven a popular business location for the city's creative and professional organisations. Arca and four23 who have relocated from Manchester's Ducie Street and Hewitt Street respectively, join existing Carver's tenants, Marketing Manchester and Martin Stockley Associates.
Co-founder and creative director of four23, Warren Bramley, says; "We were lucky enough to do a site visit of Carvers with Martin Stockley when the development was in its formative stage and we fell in love with the place instantly, it's part of the city's heritage and we're glad to be a part of it's future."
John Lee, Founding Director, Arca adds; "I have chosen Piccadilly as Arca's home for the last six years, and it is great to be in this prominent building at the historic heart of the area. It is full of character, already proving to be a talking point with our clients, and a great base for the company going forward."
Development Director for Town Centre Securities, Richard Lewis, says; "Arca and four23 further complement the tenant mix at Carvers Warehouse. Our philosophy at Piccadilly Basin has always been to create a strong working environment with like-minded tenants. To have architects, engineers, creative agencies and, in Marketing Manchester, the agency responsible for promoting Manchester to the wider audience, all based within Carvers Warehouse indicates that we have realised our vision for this project."
Carvers Warehouse comprises part of approximately 400,000sq ft of office accommodation in a variety of new and historic buildings at the 12.8 acre site. 140 luxury apartments, the flagship ILVA store and several bar/restaurants complete the mix of uses.
The next phase of development throughout 2008 is the Retail Village, for which planning was granted at the end of 2007. Incorporating the listed Brownsfield Mill, the Retail Village will comprise 40,300sq ft of retail space with 159 apartments above, a 12,165sq ft waterside restaurant with 58 apartments above and an additional 4,166sq ft of offices.
