The Bristol office of national commercial property consultancy, Lambert Smith Hampton (LSH), has acquired a 1.98 acre site at Ernesettle Lane in Plymouth for the Driving Standards Agency (DSA).
LSH was appointed as retained agents by the DSA in 2006 to advise on the acquisition and development of up to 70 sites ranging from 2.4 - 4 acres for new multi-purpose test centres throughout the UK.
Each new site accommodates a motorbike manoeuvring area of one acre, and 2,000 sq ft of offices and car parking. It is intended that most candidates should be able to reach their nearest test centre within 45 minutes travel time, travelling no more than 20 miles. The new centres are required by the DSA for the delivery of a new practical motorcycling test which will involve challenging off-road test manoeuvres before general on-road assessments.
The acquired Ernesettle Lane site is currently under development by Samara Investments Ltd, represented by King Sturge, and will be ready for occupation in September this year. The DSA has agreed a 40-year lease with breaks after 15 and 25 years, at a passing rent of £145,000 per year.
Tom Gibbons, Director at LSH's Bristol office, said: "The buildings themselves are designed to be energy-efficient, with reduced running costs and CO2 emissions. As well as providing better facilities for candidates and staff alike, the new buildings will enhance the image of the DSA."
