Date: 03 Jun 2008

Acting on behalf of A G E Limited, Knight Frank has let 51 Shillinghill, Alloa to Caversham Finance which trades as Bright House, taking the retail block to full occupancy alongside existing occupiers Farmfoods, New Look and Ethel Austin.

The property has been let in shell condition and extends to 3,995 sq ft, all at ground floor. Caversham Finance has agreed a rental of £49,000 per annum on a new 10 year lease, subject to a tenant break option between years five and six.

The shop unit is located on Shillinghill, adjacent to the main town centre car parks, bus stall and taxi rank. It also benefits from nearby occupiers including a new Asda superstore, Superdrug, Argos, Acorn Pets, Tesco, Iceland and Woolworths.

Located nine miles east of Stirling and six miles from the Kincardine Bridge, Alloa is the main town in Clackmannanshire. The new Alloa to Stirling rail link has also improved accessibility and increased the town's attractiveness to commuters.

Chris Ditchfield, partner, Knight Frank said: "We are delighted to have secured a national tenant of Bright House's stature, who will complement the other tenants in the building and whose customers will benefit from easy access to the bus stops alongside the building as well as the main town centre car parking."

Smith Price acted on behalf of Caversham Finance.
