Lambert Smith Hampton (LSH) - Mixed-Use Letting - Keynsham, Bristol

On behalf of a private client, national commercial property consultancy, Lambert Smith Hampton (LSH), alongside joint agent Alder King, has let two units at Ashmead Industrial Estate, Ashmead Road in Keynsham. Unit 5, which comprises warehouse and office accommodation, totals 9,573 sq ft and has been let to BCD Engineering. Unit 3, which also comprises warehouse and office accommodation, totals 9,552 sq ft and has been let to Stage 2 Ltd.

BCD Engineering designs, installs and validates stainless steel process systems for its clients in the pharmaceutical, chemical, brewery, dairy and food and beverage industries. Zulfikar Daya, UK Operations Manager at BCD Engineering, commented: "LSH acquired our current Yate premises back in 2003 and since then BCD has gone from strength to strength. Unit 5 Ashmead Industrial Estate fits our requirement for increased manufacturing space while being situated in a prime location with easy access to Bristol city centre and the M32 and M4. LSH clearly understood the type of facility that we were interested in, and negotiated excellent terms with the landlord on our behalf."

Tim Beare, Surveyor at LSH's Bristol office, said: "We are pleased that we could successfully facilitate BCD Engineering's expansion needs. Ashmead Industrial Estate, which comprises five units in two storey warehouse and office accommodation, remains a dynamic location for commercial businesses and has attracted both local and national tenants."

Stage 2 Ltd remains committed to Keynsham by taking Unit 3 following relocation from its former premises at Keynsham's Pixash Lane Business Centre. Stage 2 Ltd, which was established in 1990, has an impressive track record in the manufacturing of point-of-purchase display furniture.

Tim added: "Occupiers can draw upon an established, cost-effective local workforce with expertise in many aspects of the industrial, service and distribution sectors".

Both BCD Engineering and Stage 2 Ltd have agreed to take new five year leases, at an initial rent of £52,220 per annum.
