Kilmartin Property Group - Industrial Letting - Tameside, East Manchester

Kilmartin Property Group ("Kilmartin"/ the "Company") has completed its fifth deal in two months at Hyde Point industrial park in Tameside, East Manchester, with the latest letting secured to Manbat.

Manbat has taken a unit comprising 7,185 sq ft on a new 15 year lease, at a rent of £48,500 per annum, equivalent to £6.75 per sq ft, with an option to purchase within six months.

This latest deal to complete at the park follows the letting of 7,157 sq ft to Eon UK, only last week, and the recent additions of Norwood Partition Solutions, Tameside and Glossop Primary Care Trust and Pearson Print.

Kilmartin speculatively developed Hyde Point, which was completed August 2007. The scheme provides 16 new-build industrial units ranging from 2,498sq ft - 16,088sq ft and totals 106,000sq ft. Since reaching practical completion on site, the Company has let or
sold 10 of the units and has just 35,000 sq ft of vacant space remaining at the park.

Jim Bryan, Director of Kilmartin, commented: "Given the current economic uncertainty across the UK, we are delighted by the significant levels of occupier demand that we have witnessed at the development and the consistent speed with which deals have taken place. This latest deal marks the letting and sale of nearly 70% of units at the park and there is serious interest in the remaining units'.

Kilmartin was advised by joint letting agents P3 Property Consultants, King Sturge and Colliers CRE.
