After the usual quiet summer months, the commercial property market in Bedford is seeing a selection of quality premises coming to the market, say agents Douglas Duff.

"When there is a slower market, whether it is the result of the August 'silly season' or economic uncertainty, one of the results is that landlords have to try a bit harder!" commented Andrew Clarke of Douglas Duff. "So landlords are being more flexible over lease terms, offering more incentives to prospective tenants and undertaking quality refurbishment programmes."

One such programme has just been completed at 49 Mill Street, Bedford, where a three-storey office building has been extensively upgraded and refurbished. Situated in the heart of the county town and formerly in single-company occupation, the newly-refurbished building of 10,733 sq ft (997 sq m) has been sub-divided into six open-plan office suites, two on each floor, available separately or combined. The suites range from 845 sq ft (79 sq m) to 3,147 sq ft (292 sq m), creating a high level of flexibility and choice for prospective tenants.

The refurbishment has also allowed the owners to incorporate new energy-efficient features including double-glazed windows, air conditioning and movement-responsive lighting systems. Each suite is self contained in terms of security, and the building has a private, gated car park.
