Taylor Son & Creber - Leisure Sale - Plymouth, England
Date: 16 Sep 2008
The Sunray Hotel at 3-5 Alfred Street, Plymouth has been exchanged and completed in just two weeks of going back to the market following an abortive sale by consultant surveyors Taylor Son & Creber off an asking price of £520,000 freehold.
The sale was on behalf of the mortgagees in possession. The Sunray had been on the market for a few months prior to the appointment of Taylor Son & Creber to act as joint sole agents, with Bradleys Commercial of Exeter.
The guest house occupies two former Georgian residential properties and comprises 19 letting rooms (17 en-suites) over four floors, a self-contained three bedroom garden apartment, patio, garden and car park.
Nick Wheeldon MRICS, director of Taylor Son & Creber said: "The sale was certainly facilitated by the property's location, just a short walk to all the city's major tourist attractions and the ability for the premises to be adapted to various uses.
"However, I'm in no doubt that the underlying reason for such a successful and quick sale was the realistic valuation advice provided to the vendors combined with a marketing campaign specifically targeted to purchasers who continue to invest in commercial property despite the negativity that is being reported in the media these days."
