The Gregory Group - Retail Development - Harrrogate, North Yorkshire

Leeds-based developer, The Gregory Group, has completed work on a new store for Focus, which marks the conclusion of the first phase of the 58,000 sq ft Harrogate Retail Park development.

The project, which is located on the northern side of Town, at the junction of Ripon and Skipton roads is anchored by a 30,000 sq ft DIY store with an additional 8,000 sq ft of garden centre. The home improvements retailer has operated an old store on the site since 1985 but was keen to modernise and extend the shopping environment and incorporate new services.

Work on phase 2 comprising a further 20,000 sq ft is due for completion at the year end. The Gregory Group has already pre-let 10,000 sq ft to national pet care retailer, Pets at Home and the remaining 10,000 sq ft is being marketed by London-based Wilkinson Williams and Leeds-based Atisreal. Gregory has secured planning for 13,000 sq ft of discount food retailing within the principal unit.

Richard Tovey of The Gregory Group comments: "Following a number of years of hard work we are pleased to be able to handover a new store to Focus and are on schedule to complete the remainder of the development by Christmas. Although the non-food retail market is not buoyant at this moment the food permission has enabled us to market the development to a wider audience."

The entire scheme has been funded by Morley Fund Management Limited at a sum close to £13.5M on the basis of the final 10,000 sq ft unit being let. Elland-based Thistle Construction has been the contractor and solicitors Gordons (Leeds) has acted for the developer in the acquisition, lettings and forward-funding of the scheme.
