Opus Land sells St Helens retail site for £3.45 million.

Opus Land, one of the leading property development and investment companies in the north of England, has sold a prime retail site at Sherdley Road, St Helens, for £3.45 million with a yield of 7.5 per cent.

The Ilkley-based company sold the 1.5 acre site, which is opposite Ravenhead Retail Park on the outskirts of St Helens, to a private investor.

The site is occupied by Ford Retail, whose showroom, together with ancillary facilities, comprises 17,500 sq ft. Ford, who relocated from the town centre, are paying £274,000 a year rental on a 20-year lease, representing a yield of 7.5 per cent.

Andrew Duncan, managing director of Opus Land in the north of England, commented: "This is a very satisfactory deal for all parties and proves that deals can be done in this challenging economic climate if the product, location and price are all right."
