The Churchmanor Estates Co plc advised by Blair Kirkman, has purchased Chequers Court, Huntingdon from Chartwell Land for £6.25m.
The purchase included a separate shop let to Stead and Simpson and the transaction represents a yield of 8.4% based on a rent roll of £553,608 pax.
The freehold interest of Chequers Court had been purchased as part of Churchmanor's comprehensive redevelopment proposals for Huntingdon. Chequers Court forms the natural link between the recently opened 50,000 sq. ft. Sainsburys superstore, together with St. Germain Walk and the High Street.
Chequers Court is a 1960's precinct with some 31 shop units, 130 car parking spaces to provide approximately 85,000 sq. ft of space. Churchmanor intends to refurbish and redevelop the centre to integrate it with their existing holdings at St. Germains Walk.
St. Germains Walk provides a total of 6 large modem units immediately adjoining Sainsburys where Wilkinsons, Peacocks and MVC are currently trading with another unit under offer and a further two units remain available.
Nick Rowlands of Blair Kirkman who advised Churchmanor confirmed that this purchase represented a timely acquisition during the steady improvements taking place within the town centre.
