Tishman International - Offices Letting - Hillingdon, Hayes Park
Date: 01 Jun 2001
Tishman International has fully let its 16,954 sq m (182,500 sq ft) Hayes Park office campus in Hillingdon, near Heathrow.
United Biscuits Ltd has agreed to take the newly developed 6,135 sq m (66,039 sq ft) North Building, the last remaining building on the scheme, on a 20-year lease at a rent of £349.84 per sq m (£32.50 per sq ft). The Grade A air-conditioned office building, designed by Skidmore Owings and Merrill (SOM), includes parking space for 268 cars.
The building will become United Biscuits' new headquarters and the company will be relocating staff from its existing head office in West Drayton and its offices at Watermans Business Park, Staines.
Peter Andrews, Tishman International's managing director for Europe, says:
"We have attracted three very high profile international companies to Hayes Park within six months of completion, which bears testament to the high quality of the work we carried out.
"We are now on the lookout for more high quality development opportunities where value can be added in the short to medium term."
Bill Winthrop, management services director of United Biscuits, added:
"Hayes Park North will provide United Biscuits with an exciting opportunity to bring its European head office organisation together on one site and to take advantage of the many commercial benefits that will flow from coming together in this way."
The latest deal follows the letting of the Central Building to Fujitsu Europe Limited in December and the letting of the South Building to H J Heinz Company Limited in August. Fujitsu agreed a 20-year lease at £317.55 per sq m (£29.50 per sq ft), while Heinz signed a 20-year lease at £296 per sq m (£27.50 per sq ft).
The 63-acre Hayes Park was first developed in the early 1960s and the Central and South buildings are now Grade II listed. Since acquiring the park in early 1999 Tishman International has partially reconstructed and completely renovated the South and Central buildings, while newly-developing the North Building.
Tishman International's latest scheme is the 2,787 sq m (30,000 sq ft) refurbishment of Chancellors House at Hammersmith Bridge, which has recently been completed.
Stiles Harold Williams represented Tishman International Companies, while FPD Savills acted for United Biscuits.
