The first speculative phase of Eagle Park, a 14 acre business park in Hawleys Lane, Warrington, has been let to stationery supplier and retailer, Stationery Box.
Unit 1 of the development, comprising 31,258 sq ft, was the last of the three speculative units to be concluded and has been let on a 25 year lease including a break clause at the fifteenth year with five yearly rent reviews. The headline rent equated to £4.95 per sq ft with a five month rent free period.
Joint letting agents Knight Frank and King Sturge acted on behalf of Commercial Development Projects (CDP). Knight Frank's Rick Davies said they were extremely pleased at securing Stationery Box who had been looking at viable premises for a considerable period.
"The location and quality of the Eagle Park scheme perfectly matched the image and expansion of Stationery Box," he said. "And the letting highlights the quick take-up of sites and schemes that offer such versatility and space in the Warrington area."
CDP are already on site developing Phase 2 of Eagle Park: a speculative scheme of over 60,500 sq ft comprising four units, all of which have attracted strong interest with completion due in April 2002.
