Kindale Ltd have acquired a freehold/retail office building in Fleet Town Centre from the Joint LPA Receivers of Austen House.
The property comprises a three storey commercial building adjacent to the Hart Shopping Centre. The ground floor comprises four retail units let producing an income of £75,500 pax with the first and second floors providing vacant open plan offices requiring refurbishment. In addition, there is a private car park at the rear for 23 cars.
The freehold was sold at a price reflecting a yield of 6.1%. Atkinson Richards acted on behalf of the LPA Receivers.
Following completion of the purchase, Kindale Ltd are now undertaking a quality refurbishment of the offices which comprises 8,000 sq ft on two floors. These offices will be offered to let through their retained letting agents, Hollis Hockley and Atkinson Richards.
