Strutt & Parker - London SW1, 14–24 Caxton Street, Burwood House

Strutt & Parker and Aberdeen Property Investors, acting on behalf of Windsor Life Assurance Company, have agreed the sale of Burwood House, 14–24 Caxton Street, London SW1 to The Milton Group for £7.5 million.

The property is situated in close proximity to St James’s Park Underground Station, and offers the ability to capitalise on the lack of new office accommodation currently available in Victoria.

Mostly vacant, the 2,111 sq m (22,729 sq ft) building comprises five storeys of office accommodation together with 256 sq m (2,757 sq ft) ground floor retail space. An internal refurbishment programme is proposed by the purchaser.

“This property does not currently fit into Windsor Life’s investment criteria. Therefore, they were able to sell the building into a competitive market for this type of product and, in doing so, achieved a good price for the fund.”
