Eddisons - Industrial Sale - Batley, Grange Valley Road

The sale of a 14,000 sq ft factory and workshop building located in 1.12 acres on Grange Valley Road, Batley has been completed by the Huddersfield office of Eddisons on behalf of Marlpen Moulds Ltd.

Originally instructed to seek an assignee or sub-tenant for the premises, Eddisons were inundated with interest in the acquisition of the building and, as a result, the landlords indicated they may consider a long leasehold disposal for a figure in the region of £500,000.

“With the on-going dearth of freehold and long leasehold supply in the West Yorkshire area it was no surprise that the majority of enquiries we received during our initial marketing regarded the long leasehold, rather than an assignment or sub-letting,” said Alec Michael of Eddisons.

In addition to being strategically located for access to the M62 and M1, demand for the premises was strong due to their significant external space, recent improvements in the infrastructure and adjacent occupiers that include a new sorting office for the Post Office.

Previously located in Earlsheaton, Wellan Studios (Printers) Ltd acquired the premises for a figure close to the initial guide price, allowing them to relocate whilst still remaining within the north Kirklees area.

Marlpen Moulds Ltd move from Grange Valley Road followed their merger with Plasmould Tooling Ltd. Trading as MMP Tooling Ltd, the company is located in Plasmould’s premises on Bruntcliffe Lane, Morley.
