Lambert Smith Hampton - Croydon, St Ann House, Wellesley Road

The Immigration and Nationality Directorate (IND), part of the Home Office, have taken additional space in Croydon.

Following their acquisition of Taylor Woodrow’s new 40,500 sq ft Metro Point scheme in April, IND has now acquired another 51,000 sq ft in P & O’s refurbished St Ann House, Wellesley Road at a rent of £14.00 sq ft with a tenant’s option to break at the 10th year.

Additionally they have taken an assignment of HBOS’s 2 floors in Sunley House, Bedford Park of c. 18,900 sq ft at a rent passing of £254,000 pa with a lease expiry in June 2005. A substantial rent free period was agreed. In the same building IND have taken a suite of 3,400 sq ft direct from the landlords – Topland Estates at a rent of £10.50 sq ft.

It is understood that another 42,000 sq ft is also under offer to IND in Canterbury House, Sydenham Road.

Lambert Smith Hampton acted for the Home Office on all the acquisitions, P & O and Topland Estates were represented by Stiles Harold Williams and HBOS by Hodnet Martin Smith.
