Gazeley Properties - Industrial Letting - Enfield, Millmarsh Lane, Delta Park
Date: 18 Jul 2002
BL Gazeley Ltd - the 50/50 joint venture company between The British Land Company PLC and Gazeley Properties - has agreed terms with Powwow on a 2,721 sq m (29,290 sq ft) unit at Delta Park, its 8.94 hectare (22.1 acre) industrial and distribution scheme located in Millmarsh Lane, Enfield.
Powwow, the UK’s number one water cooler company has taken Unit 4 on a 15-year lease. The company will use the warehouse facility for the distribution of Powwow water and water coolers to offices and companies throughout the London area.
The company’s relocation to larger premises is a direct result of the expansion of its thriving business. In order to fulfil Powwow’s requirement, BL Gazeley’s dedicated development team was able to implement building works to provide an additional yard area and specific internal works for their operation.
Powwow is the third occupier to acquire space in Delta Park’s recently completed, 8,172 sq m (87,962 sq ft), speculatively-built first phase. Occupiers at the Park include News International and Springrealm, trading as Peter Werth.
Delta Park is strategically located in Brimsdown, the second largest industrial area in London after Park Royal, with excellent links to the M25 (via the 10 Great Cambridge Road) and the North Circular (A406).
Following this latest deal, just one built unit totalling 1,751 sq m (18,850 sq ft) remains available at the Park. Outline planning consent has already been granted for a second tranche of development to provide a further 41,805 sq m (450,000 sq ft) of high quality bespoke industrial and distribution accommodation. Design and build packages will be available for units ranging from 3,716 sq m (40,000 sq ft) to 15,793 sq m (170,000 sq ft).
Commenting on the deal, Bruce Topley of Gazeley Properties said:
“This most recent letting at Delta Park demonstrates how our flexible approach to customers’ specific needs wins business.”
Dave Russell Logistics Director for Powwow comments:
“We are very pleased to have secured such a good facility at Enfield. Our decision to locate at Delta Park was greatly assisted by the customer focused approach adopted by the BL Gazeley development team.”
Jones Lang LaSalle and Holley Blake are retained letting agents. Lambert Smith Hampton represented Powwow (Watson Water).
