ATIS Real Weatheralls - Retail Sale - Bristol, Clevedon

Solitaire Holdings Ltd has sold its freehold interest in a Safeway supermarket in Clevedon, near Bristol to a private investor for £4.65 million, reflecting a net initial yield of 6.37%.

The supermarket, built in the mid-1980’s, extends to approximately 2,841.35 sq m (30,585 sq ft) on a site of 1.176 hectares (2.9 acres) together with a total of 294 car parking spaces.

The property is let to Safeway Stores Plc on a 35-year lease from September 1986 subject to five-yearly upwards only rent reviews. The current passing rent is £313,500 pa, equating to approximately £110 per sq m (£10.25 per sq ft) overall.

Solitaire Holdings Ltd was advised by FPDSavills and King Sturge, while the purchaser was represented by ATIS Real Weatheralls.
