Abstract:
Lending appears to be the main obstacle to recovery in the commercial property investment market and is also contributing to pricing uncertainty and further declines in the residential market. The mid-year investment market recovery that many market observers expected was predicated on recovery of the financial markets.

Increasingly, recovery in the financial markets is looking less-likely for mid-year. Many analysts are suggesting that recovery may only come at the end of 2008 and possibly later.

It is likely that this will have a significant impact on UK property market performance for the remainder of 2008 and to a lesser extent 2009
