Abstract:
Property Lending - Results of a questionnaire prepared by Nelson Bakewell
These results mark the ninth year of the Nelson Bakewell 'Property Lending' survey. As in previous years we have surveyed around 100 banks and other lending institutions asking them about their current lending policies and also gaining an insight into their attitudes towards the sector going forward.
The lenders that have taken part in the 2004 survey account for around £25 billion of lending to the property sector and seventeen of these lenders have loan books in excess of £1 billion.
We have managed to gain a representative spread of lenders with just under 50% of the sample being overseas lenders and 27% of the lenders being UK domiciled. The remainder of our sample decided to remain anonymous.
There have been a number of changes to the questions we posed this year but in most cases the questions have remained similar. This enables us to build up a useful picture of how the lending sector's views towards property have changed over time.
